Buying off plans queries and advice needed

    Just wondering when you buy a new house off the plans when do you get a list of the specifications. So the details of the interiors-what's included in the build, the tiles being used,the kitchen being supplied And then details of room size, type of windows, position of radiators, power sockets etc. I realise if you want to make changes to position of radiators you would need to do it early in the build but how can you do this without having a list of specifics.
    This information seemingly doesn't come with the contracts and showhouses would not be ready before signing contracts.
    Is it possible to just go up to the site and ask questions of the foreman/site manager?
    Totally new to all this so any tips appreciated. Thanks.

    It really depends on the development. Typically they will reserve the right to change layouts internally & finishes. Which development is it?

    It is most unlikely that anyone would be entertained on site. Anybody on a site must have a safe pass and a hard hat. if you want to talk to anyone you have to go through the selling agent. It might be possible to find out what pub the men drink in after work. It might be possible to befriend some of the men and learn what you want to know.

    They generally won't give you too much information because they don't want you to try and get out of the contract at the end dup to the tiles being wrong.

    You can have your solicitor ask for clarifications and additional details at pre-contract signing stage. Nothing the estate agent says is binding so even if they will answer it's useless to you as they're liable to have made it up.

    Asking on site/the contractor isn't a bad strategy since while it isn't binding they're the ones ordering & working with the materials so the answer is more likely to be right. How helpful they are varies with the site but if you read through the threads on new developments you'll see they're generally helpful albeit at post contract stage.

    The planning permission is good for the bigger details - room sizes, windows etc. Therell be some variation but not a huge amount. It's also good for giving you a better overall picture of the development.
