Cost of Building a House

    I am looking for planning permission to build a house in the kildare/ Meath area. How much would it cost to build a two storey 1800 square feet house in this area?. I hope to build 4 bedroom house and two ensuites. I own the site. I just have to get planning permission. How much would it cost to build the house?. And how much would it cost to have the outside done with gravel and fenced off and painted inside with a kitchen and ensuite finished and the floors tiles done. Does anyone have any ideas?

    PS Also if anyone can give an estimation for the same type of house at 1500 square feet size. Would 1500 square feet size house on 3/4 of acre site look OK. Not to small. It's a wide site.

    Afraid you need to do a lot of research Sonny, And this thread couldn't be counted as research.

    What heating are you using, what insulation, what finish, timber frame or block, is there much excavations needed, how many corners are you putting in, standard triple glaze or passive windows, PVC or Aluclad windows, garage or no garage, what technology do you want in the house, what type of kitchen, these are just some of the hundreds of decisions needed to make that really effect the price.


    However, dont let this comment be a deterrent, I was in same shoes as you a year ago, BUT love making all these decisions, you take one topic and research the sh1t out of it, come to a decision and close that chapter feeling you made a good informed decision.

    Talk to an engineer, but dont let them make decisions for you, take their opinion on board, and research what they say, 9/10 times my engineer is right, but he knows I check all his recommendations so he makes sure he's right before advising me.

    Have a look at that spendthrift idiot Dermot Bannon on RTE player or Grand designs to see how things go totally out of hand when you don't plan or cost Properly. Totally agree with the last poster - you need a good QS involved once you have your design & basic finishes in mind. Wood build/concrete build etc - length of string too long here to even start.
