Rate my House Design Please !

    Hi all,
    Following on from another thread

    I have decided to reapply for planning to change house design and access. All feedback is welcomed on new house design. A few points to note :

    - A contemporary Irish vernacular design is the goal
    - Site is in rural Kilkenny
    - Windows and openings are not finalized in plan. This is a rough first draft.
    - Living/ snug face south with front door facing north in link hall.
    - Exterior finish white render, limestone, timber cladding (too many materials ?)
    - Garage in wrong position. Think it might work best at North East position where it would not hinder views from the main house block. Views to the north are the best on this particular sight.

    Make the landing smaller and the ensuite much bigger. It seems kind of pointless having such a small space and then so much wasted space on that landing. Or even do as I've stated, use the current bathroom as your en-suite and then use the new larger en-suite as your main bathroom as both look undersized imo.

    Agree it looks nice. We are looking to build something similar with a two story linked extension to an old cottage.

    Have you deliberately avoided having a front/back door?

    In the pantry moved the sink down to the end of the room and use the space where you currently have the sink as presses/shelves. At the end of the pantry make the turn less and move the wall back creating a recess for a fridge. Consider swapping your downstairs WC and the coat st if possible. Also your downstairs WC doesn't meet regs so will need changing I think.

    Thanks for the comments.

    - Back door is off utility
    -Agree with pantry and recess for fridge
    - I like having somewhere to hang coats just beside the front door. Not sure about having WC beside front door. My parents did this and I always felt it lacked privacy.
    - I'll have a look at WC regs wise.

    I'll try to get back to everyone who comments. I'm on Daddy duty today so it will probably be tonight before I get to sit down and reply. Thanks again for the interest. Can't beat fresh eyes !

    Does that mean your back door and front there are about 3 metres away from each other on the same elevation.

    Sorry guys. Not sure why attachments are not showing up on phone. I'll try and post them again tonight. The attachments are showing on the laptop alright. If anyone has any idea how to fix this I'd appreciate it.

    The Links are ok.

    What is the m2? You could shave a bit of the floor Area - Both blocks would read better if they were a bit skinnier.
    You will need to separate the ground floor corridor from the entrance/sunroom because from a thermal perspective that space will likely be to too cold or too hot, but doing this won't work from a stairs fire escape perspective, this is one for your arch - maybe some type of mirror insulated glass panels that match the rest externally would retain the look of the glazed connecting box.

    Not sure of the M2 just yet as its just a first draft. Im guessing around 2800 sqft. I agree with the blocks being skinnier. From reading the kilkenny rural design guide they suggest gables not wider than 7 metres. This should be ok in the living area block but find it hard to fit everything in the two story block and keep it that narrow.

    My architect is suggesting lowering the height of the two story block to sit more comfortably alongside the one story building and is in keeping with traditional rural buildings. Ill attach the drawing in the next post. This might give some insight into proportions.

    The entrance is more of a glass hallway/ link between the two buildings. Ill have the architect have a look at stairs fire escape issue.

    This is the new proposed height for the two story part of the house. It has been reduced in height from the previous planning application on the advice of my architect. He recommends opening up the bedrooms to the attic so as created a vaulted ceiling in the bedrooms.
    He also recommends the reduced height so that the two story block does not overly dominate the one story living block.

    Ok this is my last post, as I think your too early in the design process to be undermining your arch.... BUT the ground floor should be 2.45min preferably in excess of 2.6m given the size of the open plan kit/liv/din space.

    Not undermining my arch at all. Couldn't praise him highly enough. He is brilliant.He wants me to get back to him on how I'd like to proceed with design.

    We are just trying to nail down a layout. As I said it's a rough first draft. Just thought I'd get feedback from here to see if there is anything I'm missing.

    The new proposal for floor to ceiling heights seem very low. I don't think 2.3m height is even allowed. 2.4m is minimum. Perhaps have the architech look at this for you again.

    Why in the 3D drawings is the first floor bigger than the ground floor and overhanging. I'm assuming this is a mistake.

    Yep the overhang is just a mistake. I think BryanF is right. Probably a bit early to assess design as it's still a work in progress.

    I'll post back here with an update when we have finalised the design. Hopefully not too long away.
