    Hi

    I am considering buying a house and I got the Folio off landdirect.ie

    I can barely understand it... My question is I just want to buy the house and the land that is around it but it has loads of detail about land transferred out etc it mentions plan numbers etc but nothing to do with the actual address of the house is not detailed anywhere on the title deeds is this a problem?

    Also what are instrument numbers?

    What people use as an address and how it may accurately be described in Ireland are two very separate things. Very often how an address is given in a Land Registry Folio is framed in terms of how the land passed over the years. So there may be references to parishes, boroughs and baronies.

    What matters is that what you're looking at on the map corresponds to what you're buying.

    Instrument numbers refer to when an application was made to "do something" relating to the Folio. For example Instrument D2004DNXXXXXXXX might be an application (in the year 2004, in the County of Dublin) were a previous owner mortgaged the land or carved out a piece of it. You solicitor will be doing investigations on this.

    Nobody would expect a layman to know enough about conveyancing to be able to ask the correct questions. So, no offence but you are not asking the right questions.

    Things that you would need to know would include whether there is a good freehold title or only a possessory title and whether there are burdens and/charges on title.

    You are going to need to hire a solicitor anyway to do the conveyancing work for you. Therefore, you can get him/her to explain what you need to know and you can ask the rest of your questions as well.
