A pal rang me today- has a 55 acre block to rent 10 mins east of cork city. Silage land and he is willing to enter into a 5 yr lease. He never had anything to do with land but circumstances put this in his lap. I pay €200 for silage ground and 140 grazing in Meath. I said ring local auctioneer, a local has already approached and is at 180... I thought there would be more to be got in a hot dairy/tillage area. Am I wrong?

He could get 250/acre if the land is good order in that neck of the woods. But if it needs reseeding/ p&k etc, youd knock 50 to 80 off that

As Darragh said, depends on the ground...

But I would have thought 200 minimum, even if twas a bit hungry. I'd be the other side of the city tho, so wouldn't be familiar with ground in east cork...

Last year dampened things to an extent, depends on the ground too. East would be more tillage with larger money on the dairy side of things paid if it's bounding and more than one interested. If it was on the western side he'd prob get more despite the probability of the land being not as good simply due to more competition possibly. Also if it's just silage and no grazing won't get any more than that I'd say
