    Hey,
    I'm purchasing a house at the moment that has an extension built on to the side of about 35sq mtr.
    I am happy with the boundaries and know the condition of the house and am prepared to fix/repair whatever obstacles I may run into.
    My solicitor is strongly advising I get an engineer to check out the property and possibly do a 'full planning search'
    It's possible that the extension was built in the 80's, it is attached to the side of the house and is visible, it is also in an estate and was a council house.

    I am renovating and renting out.

    To check a 1980's planning, go to your local planning office.

    Something thats been there 30 years is not going to create planning problems for you now, even if it was built then without permission. It might create legal problems however so only open a possible cans of worms if you know where its going to take you. But certainly a good idea to have somebody check out the quality of the 1980s era construction.

    You're a gentleman-thank you kindly-that's what I was thinking, I want to buy the house and don't want to prolong the purchase as it's a bank sale N/E etc. Nothing that can't be fixed after I purchase if I go down that path.

    The Pre-Purchase Surveyor will pick up on the extension and request certificates of compliance with planning or a certificate of exemption from planning.

    Something to consider.

    Your solicitor will be able to engage a planning searcher to carry out a full planning search on the property.

    Ok that makes a difference as you have no bank in the background so in theory you could overlook any planning issues.
