Certification of extension under 40 square meters

    Hi,

    I'm hoping to start an extension shortly and I'm looking for some advice please. The extension is to a semi detached house, it's 39 square meters and the house has never been extended before.

    I explained to the arichitect who looked after the planing appllication and construction drawings for us that we would also be looking for someone to do all the necessary certification for the project. He quoted "To carry out periodic inspections in the course of the works, provide an opinion of compliance of the planing acts on completion of the works"

    Is this really all I need? Obviously I want to have all the necessary certification so there is no hassle down the road when it comes to selling.

    Any advice is much appreciated.

    What about certificate of compliance with building regulations?

    Thanks for the reply, I'll have to clarify it with him. Hopefully he just omitted the refrence to the building regs by mistake. Presumably he wouldn't have to make the several site visits he mentioned just to certify the compliance with planning.

    When people say "certificate" is it actually a letter written on headed paper?

    Certificate, opinion, there's a slight difference in that if he supervises the works, and designs the works, he can issue a certificate. If you get someone in later to do it visually looking at the completed job, they can give an opinion based on what's constructed.

    Have you got an architect or engineer?
    An architect may need to bring in an engineer for Part A (structure) compliance unless they are covered to certify minor structural items.

    I'm engaging and engineer also as the back of the house is been knocked out. Would it make more sense for me to get the engineer to monitor the build and to certify the compliance with the planning regs and also the building regs?

    Ask them both for a quote and compare prices.
