Leasehold title.

    This is just a theoretical not a request for legal advice. I just want to understand a principle.

    There are still some private/domestic residences where the title is leasehold and the owner of the house pays ground rent. I am aware of the system whereby ground rent/fee simple interest can be bought out.

    What I want to know is what happens in practical terms if a ground lease was to expire.

    Suppose O owns a house situated on ground owned and leased to O by GL and the lease expires.

    What rights do O and GL have especially in relation to the house ?

    Conversion of the Leasehold title to Freehold is extremely simple, at least in the cases of ex-local authority housing.

    I'm afraid that's all the insight I can provide.
