Detailed Construction Drawings

    Hi all,

    Quick question regarding working with an architect to submitting for planning premission stage. Do architects ever provide detailed construction drawings or is this solely the remit of a construction engineer. Is the architects remit the internal layout with room dimensions, exterior images detailing proposed materials, site layout etc. Thanks

    Architects do/can do detailed construction drawings, but, they are done (usually) after planning permission has been applied for/obtained.

    Drawings for planning permission are usually would not contain (detailed) information for construction.

    For a planning application/submission, all the above would be relevant, but in planning 'format'....as above, not necessarily, in detail/detailed for construction.

    Tough to say without knowing whats involved.
    eg, what are the site soil conditions?
    any additional earthworks?
    Any structural beams need specific design sign off?
    How many floors?
    whats the build spec: leaky basic Part L or Passiv or NZCE?
    Whats the internal finish?
    then, does that brief extend to the energy demand calculations.
    etc

    A rule of thumb by the RIAI is that each of the four stages of a project (domestic) is worth 25% of the fee.

    Stage 1 is initial design - nailing down the approved design concept and approach

    Stage 2 - developed design and planning permission

    Stage 3 - detailed design (detailed drawings for tender and construction)

    Stage 4 - appoint contractor and manage contract / works
