Attaching new garage to extension

    Hi all

    I am seriously lacking storage space in the house and am looking to build a 40sq m extension. I am also looking to add a 25sq metre shed. With both I would still have more than 25sq m garden space.

    Question is - Can I attach shed to the extension or would it have to be separate. Shed would be used solely for storage.

    I have attached a photo to illustrate.

    Are you in a new build housing estate?
    Check the original planning conditions.

    If the exemptions have not been de-exempted then I think you should be ok but I haven't got the exemption definitions in front of me at the moment to confirm.

    Also what's the square box outline on the drawing under your shed?
    Make sure this is not a soakpit or similar.

    Another also, the drawing you have attached would not be exempt either due to the proximity of the study window, kitchen window and doorway to the boundary wall.

    Thanks for reply. Estate was built in 2005. Not checked any contract yet. You reckon it's ok to have it attached to house all being well with estate agreements. As in there is nonplanning rules against it?

    Box is just indicating a wooden shed.

    Depends, are you applying for planning permission?

    Not looking to apply for planning permission. Looking to build the allowable 40sq m ground level extension and 25 sq m shed. Just want to tack the shed on to end of extension and not have it separate.

    Did you read my previous posts about the windows?
    The windows facing the boundary my deem it not exempt as they are less than 1m from the boundrary.

    Edit : just noticed the door from the office into the shed. This could be classed as extending the floor area so it's tricky. I'd keep them separate. Also, the restrictions on sheds are lower than extensions so you'd have sort that issue also if they were joined.

    Thanks for all the replies. Sorry. We would be 100 cm from boundary as we own to half way through which is approx 10 cm. would have no problem changing door to outside. Hadn't considered the height restrictions so thanks for that. Still at early stages and trying to get my head around it. Appreciate the responses.

    the 1 m is to face of boundary and you don't need the grief of wondering is it from the glass!
    Better keep back a bit more and don't be asking for trouble
    I presume the Ext is having an A roof with gable?
    What shape of roof on store?

    Was thinking I could have a door from house directly into the shed but don't think I can do this. Not sure about roof yet as only at early stages and trying to figure everything out and what's possible.

    You need to move the extension so it's 1m from the face of the boundary wall. Not the Centre of the wall.

    That is what I thought as well, pity the OP declined to answer: if it is putting the shed up there would be a bit limiting

    Hi, yes it is a gate to rear alley. Having considered everything I'm potentially going to look at the option of a fully kitted steeltech shed 6m x 3m right up
    Against the back wall and 2 m in from the gate. Thank you to everyone for input. I'm so clueless to all this and it's all new to me.

    That's what I'd do.
    Keep the garage separate from the extension, and then don't forget to move the extension wall in to comply with the 1m rule for windows etc
