Builder cannot start job

    Hi all,
    Not sure if this is the right place to put this. Just got mortgage approval for an extension this week. The build due to start next week. However, builder advised today that due to an injury he sustained, he won't be able to do the build.

    Does this affect the approved planning permission at all?
    Does this affect the mortgage application at all?

    Unless stated otherwise the planning permission lasts for 5 years from the date granted.

    OK perfect. I assume that is regardless of chosen builder?

    Yes regardless of chosen builder.
    Maybe you could ask the builder to recommend a replacement. He being in the business would have contacts.

    Thankfully we have another 3 "reserve" builders. Once I know the planning permission stays, and it doesn't affect the mortgage, all is good.

    planning has nothing to do with builders.

    Planning has nothing to do with the builder, or you for that matter!
    You can sell the house tomorrow, and the new owner can implement your planning permission without doing anything further.

    One thing though, you fail to mention a Commencement Notice?
    Have you lodged a Commencement Notice yet?
