40sqm extension query

    Hi all,

    Few questions here for a 40sqm extension.

    My parents are in the process of signing over there second house to me.
    This house is old pre 1960's, it has two bedrooms and sitting room, a small extension was added to it years ago, with a small kitchen and bathroom.

    Iv been through the process of getting a 35K loan from credit union to do the house up, just need to wait until the house is in my name to draw out the loan.

    My father is going to do up the house and build a 40square metre extension to the back of the house, knocking the old extension. In this extension there will be a bathroom, utility room, kitchen and small bedroom.

    Because he is building it himself free of charge, it's keeping my costs low. He says I don't need an architect, reducing cost again.

    I'm clueless to building regulations or anything to do with extensions.

    I'm reading alot online about extensions, I don't need planning because of the size.

    But my question is, can my father just start this extension (he is more than capable for this build) and build all of it himself with no questions asked by anyone??

    Or do I need to contact the right people for certificate of compliance and all that??

    Will these certs cost a fortune?

    Are you 100% sure its Planning exempt?
    The 40 Sq. M rule is only one rule within a list of criteria that has to be met to be considered exempt.
    Is there any structural work? Who is designing foundations, structural elements?
    Will you needs certificates of compliance and exemption in the future?
