Knocking old extension to rebuild anew

    We have an extension to our bungalow that was built in the 1960's and as you can imagine has no proper insulation - its just a disaster. The old extension consists of a bathroom and kitchen - the boiler aka hot press is in between the kitchen and bathroom.

    About five years ago we had the bathroom converted to a wet room for my husband who is now disabled and he did receive a grant for same from our local county council. But since then the flat roof has developed a leak and some of the tiles in the bathroom have dislodged.

    To coin a phrase we need to "doze and rebuild". The extension is about 23 feet long by 8 feet wide but we'd like to "square" it a bit and maybe extend out to about 20 feet so looking 26 x 20 square feet. We are in east Co. Limerick. We'd just be replacing to make a bigger bathroom, a kitchen and maybe a utility room. We also have oil central heating - but its 20 years old and maybe we might replace that too.

    I've also been looking into Grants that we might be able to apply for due to my DH's disability as we would need to make it wheelchair accessible and seeing if we can make our home more energy efficient as well.

    Just for the building works alone - what could I looking at price wise? Any tips and advice greatly appreciated.

    40-60 with 60 being realistic if you going with a single contractor.
