% cost of parts of building a house

    Hi - I'm currently trying to work out a build option for my house. Can anyone please tell me how the cost is usually distributed in terms of % for each part? For example - foundations % of cost & so on , block work, roof, triple glazed windows & doors, plumbing, electrics, etc. I've done a bit of googling but can't find anything. I'm looking for approximate breakdown - if possible.
    Im considering SIP, Timber framed & block built. I am getting prices for SIP & TF - supply & erection - but not sure how much I need to then budget (& raise) then for the remainder.
    So let's say I get a 100sqm bungalow TF or SIP supplied & erected for €35000 - what approx. % of the overall cost would this be?
    Sorry I hope this isn't confusing!
    I appreciate any info anyone can give me.

    Each house is different.
    I've drawn extensions where the conservatory cost 100k alone within a contract price of 1.3m.

    Foundations for a bungalow will be a bigger % cost than for a 2 storey. Have you a QS engaged as these types of figures would be produced by them.

    Thanks Kceire - I don't have a QS no - I'm trying to get rough %ages to plan a bit with view to gaining a better understanding & getting specifics at a later date. I though it may be possible to get a rough breakdown idea - but maybe not?

    There's a blog on selfbuild.ie that offers a breakdown for a two storey house you could adapt?

    "This is based on an average detached home on two floors.

    Site Clearance 3%
    Foundation 9%
    External Walls 17%
    Roof 9%
    Windows and External Doors 7%
    Upper Floor 2%
    Stairs 1%
    Internal Walls 2.5%
    Internal Doors 2.5%
    Floor Finishes 4%
    Wall Finishes 5%
    Ceiling Finishes 2%
    Heating 6%
    Electrical Installation 4%
    Water Installation (Cold/Warm) 2%
    Waste & Sanitary 7%
    Kitchen 5%
    Built In Cupboards 1%
    Professional Fees 11%"

    Still rough enough - you might get the timber frame kit for 35K but that won't include the foundation, site clearance / services, development fees including planning permission etc. So say 220K build cost your timber frame kit would be 16% of that cost (€2200 psqm). On top of this add services connections, development contributions, land, architects & surveyors fees, insurances etc. I got a QS to do mine for a few hundred which was great value but I have Architect sketches already to base it off.

    That's great - thanks for that info - I've a lot of learning to do!
    I have a QS friend doing a block - SIP cost comparison for me to give me a better starting point and I'll post that when he has it done.
