    Just wondering if I build a cabin/tiny home do I need planning permission. It would be around 600 square foot.

    Yes planning required and also compliance with our current building regulations.

    Don't you only need planning permission if it's above a certain size? 40 sq. metres I think.

    If you build ANY sized home. You NEED planning.

    What you are referring to is EXTENSION exempted development. That's very different

    What if it's not a home, but just a storage area, i.e. effectively a small, stand-alone shed? Is there a size threshold below which you don't need permission?

    Yes, it's on the grounds of an existing house. The site is 2.5 acres, and this would be far from the road or any other dwellings. Would use it for storing bikes and canoes and other bits and pieces. It would have a light and one or two power sockets and probably no running water.

    I'm just wondering what the minimum criteria are for requiring planning permission.

    As long as there are no other sheds/garages (built after 1963), you can build a shed up to 25 m.sq. (to the rear/side of the existing house).

    How is 'to the rear/side' defined? About 100 metres from the house and down a hill there's a lake and I'd put it down near the shore of that. It'd save me dragging canoes up every time I used them. It would certainly be under 25 sq. metres and there are no other sheds on the site (post 1963). Thanks for your answers.

    Not trying to be funny, but the rear of the house is the opposite side of the front of the house!

    Usually clear enough in an urban/suburban setting....can be lees clear in a rural setting!

    Yes, indeed! But how far to the rear or side!? 5 metres, 50 metres or 500 metres? In my case, it is actually to the front (about 100 metres), but the front faces away from the road or any other properties.

    the limits of the law are set out in the Planning & Development Act.
    You could lodge a Section 5 Application to see if your proposal in its proposed location would be exempt or require planning.

    Either way, you need a real person on the site to view its environs and to guide/make a decision.
