merging two land folios

    I have my main residence registered on one folio... then to the rear of my house I have another acre of land which is registered in a separate folio.

    Its confusing I know but I was gifted both pieces of land at different times.

    anyways I met with my solicitor on another matter but raised the possibility of merging the two folios... i.e only having one folio with one boundary marked in around all of the land.

    he told me this wasnt possible as there is a mortgage on first folio... surely it possible to extend the size of the site the house sits on as this be adding value and would be in the banks interest.?

    it looks messy having the two plots separate I wanted it all together. .... im getting the impression he just doesn't want the hassle but this is important to me as id like to have all the land together with my family home.

    im thinking about seeking advice from another solicitor. .. but I wanted to ask on here first if anyone had done something similar

    I don't know why you would gift this security to the bank; at the moment you can alter, build on, sell, repartition, borrow against, the extra land. The moment you merge you can do nothing, and the decision cannot be reversed.

    Are you mad?

    You own land with no mortgage. And you own land with a mortgage.

    And you want, for the sake of some sort of OCD to extend the banks security to land it has not given a mortgage for?

    Listen to your solicitor. This is real life not an excel spreadsheet that you want to be neat.

    Cheers for the replies guys....

    I know it appears to be madness.... however there is a very valid reason why i want to do this... its inorder to secure the land which has no mortgage on it... my solicitor actually agrees with this....

    so my back to my initial question i wish to merge both folios.... and have a single folio.... my solicitor wants to put both folios against the mortgage instead id rather have a single folio .... even after the mortgage has been paid off i want it all contained within my site where the house sits.

    It is possible to merge folios.
