House Extension - What do I need?

    Hi

    I am looking into a possible 35-40 m2 kitchen/dining extension on a 3 bed semi in Kildare. Also thinking of doing the attic at the same time and maybe extending that/squaring one side of the roof as well.

    What do I need for this? Do I need an architect, an engineer, an architect tech, a qs or a builder? Obviously I'd like to keep costs down but I don't want to have any regrets when finished either.

    Any advice appreciated. Budget would be around 65-70K max.

    first if u touch roof externally you need planning so decide that first before we discuss the professionals.

    second, check title deed for any convents precluding extensions of any type without planning

    Will attic be habitable?
    forth: 1k.m2 will be very basic and will not include professional fees
    fifth, if the extension requires a steal beam etc then u need an engineer to sign off at time of build, maybe 2k, depends

    Usually tell people to budget €1500 per square meter for good builders finish. This will exclude flooring and kitchen.

    Attic sounds right at 18k but does that include removing the hip and building a new gable end wall and associated roof?

    First off you need planning so architect, engineer, technican or draughtsman to prepare the application.

    €1500 per square meter is a good price gauge
    Especially for Dublin or nearby
