    myself and mrs were up to view last weekend, they are a nice spec. lots of people were there on the saturday. all electric is something to get used to but could be a very affordable house to run. 3 br is a nice size. very tempted.

    We popped in on Sunday to have a look. All the 3 beds sols out at that stage - insane! I have to say I thought the houses were very small. In the 3 bed show house there's not even a wardrobe in the room and barely a single bed. Am shocked how fast they sold - are we back to crazy frantic purchasing again??

    I happened to drive past them yesterday and it seemed like the houses were almost on top of each other, very crowded but that was just from what I could see from the road. I didn't get a proper look but it wouldn't surprise me if the interiors are small.

    What is the heating system in these houses, doesn't say on the spec? I get they are triple glazed and sounds like it has Mechanical Ventilation Heat Recovery(MVHR) but surely you still need something to heat the house in the depths of winter?

    We went up to have a look and were also shocked they were all sold!

    The two bed is quite small downstairs, compared to the three bed.

    We also found there is not a shop in sight, we drove around the area and there doesn't seem to be much at all apart from offices in the business campus! The luas stop was also quite a bit further than I imagined. From reading the info on the ads I thought it would be a short enough walk.

    I also found an instagram account of a lady who moved in there a few months ago, and she is not happy at all. To be fair to the developers, surely she knew they would be continuing to build houses, but she is not impressed with how they are running things up there.

    We put our names on the cancellation list just for curiosity more so than anything!

    Wait a few months and look at the houses in the new Citywest Village. Think the show houses should be ready in autumn. They look a good bit bigger than Silken Park

    Yes, will be interested to see what Citywest Village have to offer and I know in their overall plans they have "plans" for shops and a crèche amongst their plans and I know that estate will be quite close to Silken Park eventually.

    There are only a handful of photos / complaints- mainly based around the actual builders. There doesn't seem to be any complaints about the houses themselves on her account

    She seems a bit over the top, if you buy a house on an estate that is still building you have to expect a little bit of disruption from ongoing construction work.

    Looking at it I think she bought in 2007, but I agree she's over the top.
    She's complaining both about the site being derelict and now about the work that's going to fix it. The one that would worry me is the post about break ins.

    Thank you Lili88. Yes I would agree, building noise and mess (unfortunately) is to be expected. I'm sure decent alarm systems (phone watch etc) will help with intruders.
