If I buy cottage can I knock it to build new house provided I get planning ??

    Hi all,

    Sorry if this is repeat question but I couldnt find a  answer any where. 
    I want to buy a cottage Iv found on 1 acre site and knock the cottage and build new home. As far as I know the cottage is protected as heritage building. So im wondering if i apply for planning could I knok exisiting cottage and build new home. 

    Or is there some law stating that old building must be kept ?

    If the cottage is heritage-listed, isn't it unlikely that you will get planning permission to demolish it?

    You stated the cottage is protected as a heritage building. No you would not be allowed knock it and if you did you could be forced to rebuild it. Second it would be unlikely that you could extend or change the look of it. I'd look for a different site tbh.

    I could well be wrong, but is there a workaround where the heritage building is kept, but a big-ass, over-the-top completely out of keeping with the area, 2 storey monstrosity of a fcuk-off 'modern' designed building is 'extended' onto it?

    It depends , ask for a pre planning discussion with your county council no one else can tell you.

    you need planning permission to demolish the house, regardless of its protected status.

    Yep keep cottage use it as a hall way then put a glass walkway to an absolutely huge extension in the garden that is in no way in keeping with original cottage or surrounding houses...make sure op you have a nice fat brown envelope at the ready..
    You will need planing to knock house or do anything with it ...I highly doubt you would be given permission to knock it...

    Assuming it's a protected structure you will need to hire a conservation architect for your extension which I suggest that some grandiose extension would not get planning. Re-Doing the cottage using conservation methods and adding a tasteful extension will have a better chance of success.

    You wont be able to knock the existing house
    You will struggle to get away with anything over the top on the Site as others have already stated
