    Hi, hoping some experienced people can help me out.
    We currently have a galley kitchen in our terraced house. There is wasted outside adjacent space in the garden. Looking to knock this and rebuild it bigger across. I understand with planning permissions it has to be under 40 sq meters. Downstairs bathroom might have to be replumbed and moved as a result.
    We also need more upstairs space. Is planning permission required for upstairs extension to be done simultaneously? If so roughly how long does this application process take.
    Has anyone used a qualified designer/ draftsman as opposed to artchitect?
    Vague I know but looking for ballpark figures for same. Has anyone done something similar?

    Among other requirements such as height, area of garden remaining, window distance to boundaries.
    We also need more upstairs space. Is planning permission required for upstairs extension to be done simultaneously?

    At first floor level, the exemptions are much stricter, so much so that generally speaking, every first floor extension requires planning, especially if in an urban setting.
    If so roughly how long does this application process take.

    Same as any Planning Application, once lodged, you will have a decision in 8 weeks, then 4 week appeal period, then lodge a Commencement Notice to build 2 weeks later. But you also have to allow time at the start to survey, prepare plans etc
