Hi there, just wondering if anyone knows for a self build, do you apply for the incentive once the build is complete? Or at what point should you apply?

After drawdown of first stage payment as far as I know. Mortgage has to be over 70% LTV rate to the value which bank's assessor values the build on completion.

    Hi,
You can apply now to get approval via the Paye Anytime website - you complete a few form 12's and you're set. There's a new area on Anytime you'll see related to help to buy when you log in.
Then stage 2 happens when you're heading for the build itself. The contractor has to be registered with the scheme. There's further guidance on the revenue website:
    http://www.revenue.ie/en/tax/it/reliefs/htb/index.html
    http://www.revenue.ie/en/tax/it/reliefs/htb/htb-applicant-guide.html
I don't believe you qualify if you've signed the contract before July 19th 2016.....and self-builds appear to be limited to January 2017 onwards only.....

It seems the rules are changing as the time goes on? A lot of people could in truth be thrilled and on other hand many families and FTBers be very let down by these stipulations. The devil is in the detail - as it happens this might actually be good for us in our build... but I'm not counting on it until a refund is given...
