Planning permission for small garden shed

    hi
    we bought a new build in Adamstown, Lucan, Dublin
    when we received the contract from estate agent, solicitor saw a note that said planning permission needed for any modification - small or big.
    in simple words he said planning permission is required for a basic garden shed and for attic conversion.
    i was surprised about garden shed.
    one of the lads who bought in the same estate rang some one in south county council planning department and it was confirmed what we read in contract.

    is this common?
    how much does it cost to apply for planning permission for a small wooden shed?

    any advice?

    2: may not be allowed at all so you need to explore with CC what will past muster: it may not require full planning process.

    Adamstown is a strategic development zone, so they're trying to keep a firm grip on it.

    The forum charter requires we obey planning legislation: i.e. the law

    If the solicitor and the planning permission state that planning is required. Planning is required.

    OP
    Contact the local authority in writing, with a google map of your location, the sqm of your rear yard and the sqm of the proposed shed.
    Ask them what further info is needed.

    Edit: If you could state the condition and planning grant number to them that would speed up the process
