Planning for a garage

    We're are considering building a 14x8m garage on my site with doing all work ourselves. Me and family work in construction and can throw this up in notime at all-weather permitting. What I want to know, with the new amendments in 2013, will there be any changes from what we knew before the changes came in.

    Before, it was planning approved after small council fee at planning stage. Wait one month before build. Build while engineer pops out at different stages of the build
    Finish, get cert and job done!

    Now in 2017, will I encounter any new hoops I've to jump through, more costs as in council contributions, getting a builder to sign it off etc.... and higher engineer fees. Would 500euro be reasonable to think for all planning, engineer costs for this garage. I'm in the West of the country

    A 14 x 8m garage is a pretty substantial building. It is not exempt from building regulations nor exempt from building control regulations, therefore it will incur full assigned certifier inspection costs and design certifier costs.

    As for costs, that's totally subjective as one engineer may be happy with say 4 visits while another may need double that. It all depends on method of construction.

    I think your right about it being a substantial building. We sat down last night and did up a rough estimate on the costs of materials, and will have to downsize. Maybe a 10x7(or6.5) will do instead. It'll have double garage doors on side, will be constructed in double skin of block, plastered and roof will be 600mm attic trusses with concrete tiles. 10k is my budget but don't mind waiting until next year to add Windows, doors if the budget doest stretch that far.


    Edit. Willl I have to pay those ridiculous council contributions for a garage or are they exempt?

    €500 for planning and engineers fees....not a hope imho.

    You have to pay application fee, newspaper notice, os maps and drawings and printing.

    Council contributions may be payable on the above exempted figure so for a garage anything over the 25Sq. M figure. You are adding infrastructure, waste and water disposal so contributions should be rightly imposed.

    Check with the council development plan any policies they have re domestic garages and levies like kc mentions.

    Why should they be rightly imposed! Them contributions are a joke and everyone knows it! All I'm doing is adding to my sosksway, water that would disposed through the ground anyway. I'm adding infrastructure you say, I shouldn't be getting penalised for creating it! It's a garage! This country is a joke if one has to pay contributions for building one. It'll actually put me off building one now.

    It's a known expense before you build so it has to be weighed up alone with construction costs, professional supervision and planning fees against its outcome and what the gain to the homeowner will be.

    All in all it will add value to the property so assuming you still keep decent space etc it will be worth it.

    With regards to your siakway, the engineer will have to assess its design to see if it can take the extra discharge and still ensure it complies with BRE365 IIRC.

    If you check your LA development plan, it shout set out the fee and contributions.
