Change of land use

    Hello everyone,
    I am planning on building my own cob house. I am currently working on the overall pricing, which of course includes land. I was just wondering what the likelihood is of having the land use of agricultural land changed to that for building.
    It would possibly be only part of the land that would need to be changed as I will be using the remainder to grow fruit/veg.
    Does anyone have experience with this?

    what county?

    most counties dont have land zoned for agriculture.
    They just have zoned lands withing settlement boundaries and everything out side is considered "rural".

    They also then have specific policies on what kind of "rural" lands they will grant permissions on (good visibility from entrances, minimum site areas / frontages, minimum risk of ground pollution from effluent etc) and who they will grant permission to (local needs requirements etc if applicable in that area)

    Thanks for that! I would say in that case it would be wise to contact the planning department before acquiring any land to possibly have any suggestion of likelihood for approval.
    I would hope that with all that is going on with regards to housing I should have no issue on the 'local needs' ;)

    it doesnt work like that.

    "local needs" requirement is there to retain the scarce resource of rural housing for future generations who need it.

    and yes, absolutely contact and meet the local planning authority before purchasing any land for building on.

    You can't just build a house anywhere. Change of use from agri to residential is not something that you can just assume you'll get. They're not making anymore Irish countryside yet people seem to build anywhere and everywhere under some illusion that they have a right to do so.
