Leaking roof

My elderly mother's got a small bit of damp in her bedroom ceiling where the chimney breast meets the ceiling.I'm going to wash it and use a stain blocking paint on it but would like to apply something on the flat roof area/ chimney area outside also.Can anyone recomend anything.?

Need a picture to be more accurate with advice but sounds like a flashing problem.
