new build- how much needs to be finished

    Starting a new build in the next month. As there will only be two of us in the house for the next few years at least we only want to finish what is required for the engineer/banks/solicitors to sign us off and finish other work in the next few years.

    Can people tell me things that HAVE to be done, and things that can be done in years to come.

    Ideally we would love to just do the rooms we need to do and need to live in.

    All habitable rooms.
    Bathrooms and kitchen.

    It really depends on the bank but it needs to be complete for the engineer/architect to sign it off in compliance with building and planning regulations.

    Just had this conversation with the bank this week myself. Some of this is dependant on the bank, but mine (EBS) they are looking for pretty much everything finished - all rooms finished including all flooring, all bathrooms fitted out, internal doors, skirting and architraves etc. And make sure you plan for the fact the bank will withhold the last stage payment until you meet this level of finish.

    Also my bank has withheld 10% of the entire mortgage (10% of combined construction and site purchase mortgage) until completion. This has caught me out this week as I cannot release what I need, which is why I am bringing it up here.

    Thank you so much for this information. Would love to do only the rooms we need and close the doors on the rest for a few years until they need to be used ! Are you at finishing stages of your build so? just wondering what you are leaving or can leave for afterwards.

    Yeah I am at finishing stages, internal doors, skirting and architraves going on this week. In reality the bank won't let you leave much for finishing later. I am hoping to get away without landscaping & planting out for a few months since we are now in winter but that will be about it.

    In the grand scheme of things, it wouldn't take much to get the unused rooms into a 'complete state'.

    A bit of cheap carpet, lick of paint, paint unused en-suites, no need for furniture, etc.

    Plastering and wood work would probably be the dearest bits, which I would recommend doing anyway as you don't want plasters working in your house after you have moved in and it can be difficult to get an exact match for skirting, doors, etc. years down the line.

    Point taken. Floor it and paint it, then close the door ! :D:D:D
