Controlling UFH/Rads/HW

    I'm getting more than a little confused in relation to my boiler and what I intend asking it to do, so thought I would come here and ask as simple a question to the professionals.

    We have a condensing boiler, 8 years old, runs perfectly. We have 1 zone for rads which are all modern and most have thermostatic valves, and a separate loop for hot water. I have a timer/controller that you can set the HW/Rads times separately.

    We're looking at refurbing the house, and will consider UFH downstairs if feasible financially, leaving rads upstairs.

    I'm also really interested in home automation (HA), using something that supports multiple zones

    So here is my questions: Is it not really wasteful to run UFH and Rads/HW from the same boiler?

    What I mean is, the UFH is on all the time, and does not need/accept hot water at the same temp as the rads/hot water need. But the boiler only heats to one temperature, so effectively you are heating water up to cool it down before sending it into the UFH circuit. Or am I completely missing the point?

    If we find that our current boiler is not powerful enough for the UFH + Rads, would we be better to consider leaving the existing boiler do UFH, and a new boiler to do the hot water/rads. My understanding is that boilers are most efficient when working hard, so would need to take that into consideration.
