Architects quote for PP

    Hi All,

    Apologies that my first post here is a question

    Our house is an end of terrace, ex council 3bed in Sth Dublin.

    We have engaged an architect for the demolition of a side/rear extension (approx. 400sq feet) and rebuild of a new side/rear extension (approx. 650 ft), which is part 2 storey.
    The proposed extension would form a kitchen, utility, wc hallway on the ground floor and a bedroom on the first floor.
    To second fix level. Ie we’ll do the kitchen, painting, flooring etc
    Job would involve some, but not massive amounts of Joist-work, and the design/layout was provided by ourselves.

    The quote we got for first stage (everything up to and including getting pp) – was 4.5k excl. VAT.

    My question is – does this seem reasonable?

    For Dublin, probably reasonable enough.

    Does this include preparation of drawings of the existing house/a measured survey?

    Did you get other quotes/fee proposals?

    Still waiting from replies from 3 other architects (6 wks in the case of one who came 'recommended').

    Yes it includes all necessary drawings

    Thought you've just made me think of something : Does an architects quote normally include the actual PP fees?

    Just wanted to make sure is wasn't complete fiction

    I know that the changes in 2014 have led to increased costs - and the guy seems V decent - just want to be sure I'm not being taken for a r!de

    If anyone has experience on whether planning permission costs are typically included in the architects fee - would love to hear about it.

    Typically no....but....depends? Did the architect give you a written proposal, and, what does it say?

    Main costs are OS Maps (as an electronic/AutoCAD file) approx. E 113...newspaper notice approx. E150...and planning fees E34 (for an extension).

    Yes, have a proposal from him - doesn't mention his quote including any PP fee
    (Just thought maybe it was a given)
    It's not a deal-breaker - just means it's an additional approx €700

    Which means all-in, the cost incl. VAT to get pp is approx 6k. For a 650sq ft extension...

    Still sounds reasonable?

    Have you got planning permission already, or, where did you get those figures?

    What you have (quoted) are development levies (...not planning fees), levied as part of a planning permission. These are calculated (by the Council) pro rata on the size of the extension.

    No architect would be paying/including development levies within their fees.

    Understood and yes, these figures are visible on the planning site for similar jobs in the area.
    So yes, between fees, costs, quotes, levies etc..

    6k, in total, to get pp for an extension.

    It's also worth noting whether you're actually paying for an architect or a draughtsman. I wouldn't be paying a draughtsman architect fees. You don't necessarily need an architect for extensions either, plenty of draughtsmen do great work.

    It's also highly unlikely the quote includes planning fees.

    Thanks Coolbeans - this guy is a registered architect.

    Thing is - I've spent literally dozens of hours over the last few months trying to get some clear direction on architect vs other trades (who can provide the same services) (signoffs, certifications etc) - and afraid to say I'm not one bit wiser on it.
    Doesn't appear to be anything definitive anywhere.
