Kingspan Ultima timberframe

    Hi. Anyone built or involved with building Kingspan's Ultima timber frame. If so could you PM me your experiences. Thanks.

    Also interested in hearing from anyone with recent experience of other timber frame systems.

    Some big sites in Dublin using these systems.
    Churchfields in Clontarf, some units in Belltree, Clongriffin. That's all I can remember off the top of my head, but there are definitely more using it.

    They provide a good air tight package. You have to fix the external leaf and windows etc

    Thanks for that. I'd imagine in your job you see quite a lot of build types. Who else is worth looking at present for timber frame/kit?

    What method of build do you recommend at present?

    I had a look at the drawing of the Ultima TM Wall System :

    I'll be happy to know the nature of the panel that makes the inner leaf of the cavity : OSB of some sort ? Life span of this in the cavity ??? :confused:

    Going more to the inside, there is " insulation between studs ", no more details... Just hope that is not some rigid insulation, but coming from Kingspan, I have a doubt... :D

    Last thing : how stiff is the last layer ? ( Plasterboard screwed on small service batten ) . Are the batten linked to the studs through the phenolic panel ? Cold bridges there ? or wobbly free standing ?

    My opinion : go for cavity if you want to build in concrete , or go for timber frame if you want to build in timber ( but the real timber frame,no blocks whatsoever ) :rolleyes:

    Hi I just have received planning permission and I was wondering has anybody on here any experience with Kingspan timber frame houses . Is the foundations included in the price or do you need to pour them First yourself . Any information appreciated thanks

    Most timber frame companies require you to have floor slab poured and designed for the timber frame.

    Sub floor? I presume you mean the build up material under the floor slab?
    Stone full laid in layers to comply with IS888 and SR21 compliant stone depending on depth which is designed by your engineer.

    basically, timber frame company will take your drawings,
    create construction drawings with dimensioned Base plate locations together with locations of any other required features such as pad stone locations for structural steel.
    Your engineer can then take this and design his raft foundation or strip foundation.
