Condition Report Dual Client

    If you have been engaged by a prospective purchaser to carry out a condition report on a property can you then provide the same service to a second prospective purchaser or would this violate the code of conduct

    Which code of conduct ? If you're a member of a professional organisation, it will likely have set rules around professional practice issues such as this and be able to give you guidance if you need it.

    If the original client has relinquished his or her interest in the property I'd see no problem in providing a service to a new prospective purchaser. If they haven't, you could find yourself with a conflict of interests and might be better to steer clear.

    If you do provide the same service to a new client be sure that the information contained in the report is up to date as they will rely on it to decide on whether to purchase the property or not. You may also want to declare that you have already looked at the property previously, which may mean your new client may have queries as to why that purchase did not proceed. This might involve providing a copy of the original report.

    If I was asked to do this and any middling reasonable length of time had passed I would re-visit the property to update the survey and inform both the original client and the new client that I had surveyed it for both of them.

    I see no conflict of interest as both clients have the same interest - your opinion on the condition of the property.

    It'd be more challenging if you were asked to do a condition survey having previously acted for the owner during construction or renovation.

    to be honest that was my take on it too, just wanted to see peoples opinions, you are still providing the service requested , which is an independent report on a property to which one had no involvement in the construction, i cant see why it would make any difference if this was done for a few clients once the information is correct and up to date

    It would be important to me to let both clients know that you are doing this. If one or other is unhappy with the situation then there may be a reason not to do the second survey in the interest of client satisfaction.
