process for building reg.s

    Hi, I'm thinking of building a planning exempted extention. I hope to build it myself inline with building regulations. Can I go ahead and build and finnish and then get 'somebody' (who- council/engineer?) to sign off on building reg.s. Do I need 'somebody' to sign off atall? :confused:

    You will if you ever intend to sell the house (or borrow money using the house as collateral).

    You should engage a professional to inspect during construction and 'sign off' at completion. A builder cannot do this.

    Yes you can build the extension yourself.
    Get a copy of the home bond manual and download all 1500 plus pages of the building regulations from the Dept. Of Environ website, although there are many less onorous requirements for extensions.

    Bear in mind some items have to be done correctly such as structural design etc so best to have an engineer from the start. You cannot get a full building reg compliance cert after you built it.

    So I need an engineer to study the plans and change them if necessary, and visit the site 2 or 3 times during construction and then sign off ? And how much do they charge? Do they have any liability if the building regulators fail it or if it falls down ?

    It depends, some engineers are comfortable with all the building regs, some will only cover Part A (Structure).

    Lets say you get an Engineer that is comfortable with all the regs, he will prepare the structural design for the builder. He will tell you how many times he needs to visit the site. He will then issue a certificate of compliance with building regulations and a certificate of exemption from planning regulations once you engage (and pay) him to do so.

    It's easier to do it now then in 10 years.
