We are coming back from the UK and looking to potential build a house in Cork. Wea re not from cork and have no site yet.
looking to build a 4 bed, two story approx 1800 sq foot house in the suburbs.
Taking everything into account, including having to both pay rent and mortgage between the time drawing down build mortgage and move in date to new house does it generally work out cheaper to build or buy?

Very hard to answer this without knowing your budget, house expectations and how far from cork you would consider.

    A few things to note
    > building on a green field site in 'county' cork in areas directly outside the city are known as 'green belts' and unless you find a site in a zone designated as with an urban settlement it will be difficult to get planning

Don't be tricked by the likes of the above, you would never get planning

    Thanks for your reply Bryan.
We are looking to spend around 500,000 and would be looking in areas 30-40 minutes commute from the hospital in Wilton.

Youd probably need a site with an existing dwelling on it to be sure of getting planning. Probable cost 100 k at a guess. Leaves you with 400 k budget to build maybe 200sq metres. Its doable but buying a house would probably be cheaper. But difficult to get what you want.
