I'm sale agreed on a house and went to have a look at the garden this morning after some works on the septic tank completed. On my walk about I noticed some weeds growing at the base of the kitchen wall, so I took a picture. Can anyone identify what appears to be two different plants in the pic? I'm worried in case either of them are a knotweed variety. Thanks!

My opinion is neither are knotweed. One looks like ash.

Ash seedlings, just tug them out - sooner rather than later.

Definitely not knotweed. Just pull them up now before the roots take hold.
