    Hi -

Elderly family member left rewiring 3 story redbrick for long enough and cannot carry risks associated with it and even perhaps fact that insurance may not pay in event of electrical fire.

But - have no idea how much this could set us back and was hoping someone could give a ballpark (even to nearest 10k) of how much it may cost.

House is a 3 story which was in flats - so there are several bills - want to combine meters etc, in to one.

Main floor was done in approx. 2005 but not by a certified electrician (by a family member) and only the sockets were done - walls/ light were not.

Floor space of house is approx. 2300 sq foot and made up of:

    1. Garden/ Basement Flat (2 bed, kitchen and sitting room) - old fuse board - wiring must be 50 years old
    2. Ground Floor - (large dining and large sitting room, back to back and kitchen) - floor level done in 2005 (not certified though) and walls etc. are old (old light switches etc.)
    3. 4 Bedrooms all floor level sockets etc. probably done in last 30 years but wall switches etc. are old.

Nothing that's ever been done has ever been certified - which I believe could impact an insurance claim?

The main rooms and bedrooms have original features (plaster work etc) which would obviously need to be restored afterwards.

House is also a protected structure.

Any ballpark guidance would be much appreciated.

    Thanks,

    BJ
