If its the same builder that did the original tullyhall houses, they be good houses. Great customer support also for issues

A builder still around is a good sign in itself. They obviously didn't completely lose the plot like most other builders. Who's the builder?

Interesting article on Adamstown in today's Sunday Times. I don't have online subscription so hope ok to share it this way.

interesting how they advertise the schools as an attraction but they are already at near capacity.

in fact the educate together school is full for next year.

Anyone thinking of buying in these places should do a couple of dummy runs of when they will be travelling to work etc. For example at the moment it seems to be 30/40 minutes from Tullyhall roundabout to Outer Ring Road around 8am in the mornings.

30/40mins from that roundabout along by Griffeen to the junction on the Outer Ring and Balgaddy or up as far as Woodies?
The first journey is only a few hundred metres. Is traffic that bad down there nowadays??!!

Yep a few hundred metres is taking this time......and its only going to get worse. Never remember it being this bad even during the boom.

That's horrific. I wonder if it's a knock-on effect of the roadworks up by Willsbrook and Ballyowen Road

A lot less than that before 8am but it gets progressively worse after 8am. 30-40 minutes is just about worst case scenario if you leave Tullyhall at about 8:30. You should get up a little bit earlier ;)

But you could always go anti-clockwise. Leaving Tullhall at 8am, take a left, left and left onto the Newcastle Road, right into Adamstown and then down the Adamstown link road all the way to the Outer Ring Road. Takes no more than 10-15 minutes...

Traffic last week was mental from 715 onwards but that's one week. I just drove the Adams town rd

Only Wednesday was bad, wasn't it? Other days were grand. Probably going to be brutal once the cold / wet winter weather starts...

is it the same from Adamstown? i mean how bad is it?
i.e adamstown towards supervalu and joining N4 and then joining M50 from there?

The best bet from Adamstown is to use the link road which takes you on to The Fonthill Road where you can join the N4. Adamstown towards Super Valu is slow but managable up until about 8.30 when the school traffic starts and it turns into a carpark.

In fairness Griffeen was only bad for one between 7:15 - 7:45.
Not sure why it happened but usually its quick enough.
