Garage Conversion Questions

    Hi folks,

    Have looked at old threads and this is covered a lot but I just wanted to re-iterate my understanding and get some confirmation as I have never done this before.

    I have detached house with garage attached. I'd like to convert it to a playroom, which means replacing the doors with a window, raising floor, insulation, plastering etc.

    This should be planning exempt < 40 sq meters.

    - I'd like to look at the option of putting a velux window in the roof but this would require permission I believe?
    - Is the best bet just to go to a number of builders for quotes first or get a structural engineer to assess the roof window in terms of planning?
    - Should I get a structural engineer regardless of the roof windows?

    I don't think you will necessarily need an engineer here and I'm usually one of the first to say you do if needed.

    Are you satisfied that the conversion is planning exempt?
    What elevation will the roof light be on? Rear exempt. Front or side requires planning.

    The build up of the floor may required DPM, radon provisions and floor build up so I suppose you could cover your ass and get the engineer.

    On looking back now, I think an engineer or similar might be no harm, if even for some construction pointers and to clarify the planning status and certification.
