house extension built over drains

    Hello all,

    I am in the process of trying to move house and I am wondering if an extension on the property is compliant. The 12ft x12ft single story structure was built in 2010 and was built above a drain pipe that runs from the washing machine etc.there are two shore covers before the structure and one in the next door neighbours garden.At the time the builder showed me how he was building bridge like structures over the pipes which he assured me was standard practice. However now that i'm moving house I have read that the drains should have been moved and therefore I will not get get a certificate of compliance for the extension. Can anyone tell me in laymans terms where I stand?

    Perfectly acceptable to build over existing drains. Once access is provided somewhere for rodding etc

    There's even a detail in our Tehnical Guidance Documents about doing it. TGD Part H.

    the OP mentions a "cover" in the neighbours garden. Is this drain a private drain inside your property or possibly some sort of public drain? If it is a public drain I think you have to provide a minimum distance ( 3 meters I think) to allow maintenance by the council.

    If the drain is just internal to your house then you should be fine.

    you should have got a cert for compliance with building regs & exemption from planning at the time you built. These are typically provide by an arch/eng

    Which has none of these stipulations that I'm aware off

    Thanks all,

    Just got a cert of compliance today. No issue with building as there is access for rodding as suggested by kceire. I presume this is because its not a shared or public drain.

    Phew..........
