Septic Tank replacement

I have a septic tank at my house that must be over 30 years old. I have had frequent problems with it over the last few years with blockages and the tank filling up several times a year. As a result I'm considering a complete replacement. The percolation area was put in years ago and it is on a neighbours land. Any advice would be gratefully received in terms of recommendations for types of treatment units or pitfalls some of you may have encountered aswell as any rough idea of pricing? I've read in several places 5k to 10k. Any help appreciated thanks

You need a local engineer to carry out an assessment and advise on planning
