Buying a site and building a house

    Hi,

    Looking for some advise. My husband and I have recently saw a site that has come up for sale with an old run down farm house on and we were thinking of buying and building. Does anyone know how much in the current market it would cost to build an 3000sq house, 5 bedroom 3 bathroom with average finishing?

    Could run you 600k depending on services etc etc, you also need to see what planners will allow with the old house.

    can be done for 250-275k with some good project management.

    Very similiar to asking: I'm looking to buy a car with 4 doors and an average engine, What price.

    Things such as site condition, Site price, Heating, Insulation, Roofing, Windows Exterior work never mine interior design are a factor. You cant say I want to build an average house as its very hard to judge what this is to you.
    Also not to mention it depends on where you are looking to build.

    Do some googling. Sq foot quotes are useless, they dont and cannot take in the above attributes.

    Talk to an engineer, Best advice you'll get

    I have a 3000ft currently onsite after full competitive tender. Turn key finish (ie everything included) and it came in at €519,176.29 plus VAT. Devil is always in the detail. No free labour, includes for everything been done under a single contractor and the tender process through out values that were 6 figures apart.

    Agree fully with BDP, how much is a car? it comes down to your house design, with your level of finish, on your site and anyone that approaches this on a cost per ft2 basis is leaving themselves open to heartache.

    this has nothing to do with building a new home. This is a rebuild calculator in the event of a property been destroyed by fire so it includes costs of demolition and removal in addition to others. Its also based on the cost of multi unit developments so has no value to one off properties.
