Renew lease?

    Hi guys, first year lease is nearly up, landlord contacted me to see if we wanted to renew. Is there any benefit to us signing a new lease or does it simply come with no pros and the draw back of being signed in for another year. The lease commenced late September 2016, he said there was not going to be a rent increase, but to the best of my knowledge, legally there cant be one anyway at the moment....

    The rent can't be increased for two years following the start of the lease. The only benefit you get from a lease is that the landlord can only terminate it if there is a break clause in there. Otherwise you're already protected by your Part 4 tenancy rights and they can only terminate in certain circumstances, e.g. to sell, move in themselves or a family member, substantial refurbishment, change of use.

    If you're planning on staying there's no harm in signing, but there's no massive benefit either.
