legal map

    Buying a new build house. Vendor has sent the contract to our solicitor. There are actually two separate contracts, one for the house building and another one for the plot of land with this house. However, legal map is not enclosed in there, only schematic map from marketing brochure. Seems me odd to sing up the land contract with legal map missing. At what stage vendor's solicitor is obliged to provide the buyer with legal map?

    Would the map be "missing" because they found that they actually own less than they advertised?

    Is it in a new housing estate or a one off build?
    Its not unusual for the developer to only separate the sites through land registry towards the very end.

    If its an estate, there will be a scheme map that will show all the plots on the one map. That single map is used as it's much more accurate than having a 100 random maps and none of the boundaries matching up.
    You would have to see that map in order to verify that the property you are buying is on the correct site etc.
