    Just looking at a site at present, owner is asking for too much in my opinion, but would like to hear what board users think re the normal cost for 0.5 acre ?

    How long is a piece of string?
    Need waaaay more information.
    Location, any existing planning permission, ground conditions, urban / rural, nice views?, flat or hilly site, etc.

    A site is worth what you (or someone else) is willing to pay for it. If you buy it (subject to planning), get planning and build a house on it, how much would the house/ site be worth? Then subtract the building cost and see how much is left over: this is how much the site is worth. Building cost per square foot varies a lot but you could use anything starting at around €100 per square foot. So, for a 2000sqft house, it would cost a min of €200,000.     I think its a fair price for piece of boggy land in a hollow that is land locked with no services and no planning and nearest esb is 3 km away and will never get planning because no percolation for the sewage and op fails the local needs test.

    I'm Laois, OP, and know some folk who were laughing all the way to bank at the stupendous prices some people paid them for sites over the past 15 years.

    Some areas in Laois** are perfect location for building/living, and therefore worth paying a little extra for; ie: north Laois more favourable to south, proximity to decent roads/motorways, train station, close to top schools if buyer has children - location location location in other words.
    Incidently, how long has site been on market?

    **same everywhere no doubt.

    What you afford and can you specifically get planning permission on the site are more relevant questions, i.e. local needs etc. Outline permission means it's more valuable usually but only if it is a site that suits you for your purposes.

    There is no definitive answer , no matter where you are its all relative to how many parties want the site how much they're willing to pay and also how badly does the vendor need the money for the site.
    Ask around the local area to get get an idea of what sites went for in the last 8 years what they were going for pre 2008 you'll get a rough idea then half way between the two.
