Apartment letting tips for landlord in current climate

I'm a LL and my 2 bed apt in Rathmines is up for rental (currently being re-decorated etc). My last tenants were there 12+ years (really good tenants), so I haven't had to deal with daft/viewings/screenings etc but from reading here and elsewhere I understand that the landscape has changed significantly.

My question is, can I get some tips about the current situation, such as how to organise viewings, screen tenants etc, from those of you who have let out property recently.

I plan on either going the unfurnished or semi-furnished route.
    Tia.
