    Hi all,
    I am in the process of getting tender prices back for a new build. Its a 3000 sq foot house. The architects spec is quite high and therefore the cost of materials is high.

    My question is: Do the building contractors have to bump up the the cost of labour to over 1/3 of the extremely high materials cost to avoid the VAT 2/3rds rule?

    Ie if my windows are costing 60k for supply the labour on the total build will need to be bumped somewhere by 20k.

    It's not done on an item by item basis in construction projects so its a non problem in an ordinary house where the builder buys and fits the stuff
