Potential leak, First Fix?

    I am buying a house, as far as I know it has been vacant for 2 years. I am just in final stages of purchase. I found all the old letters and there was letter from Irish Water.

    The first one was about a potential leak on property and the others where bills
    Usage is listed below
    01/01/15 - 01/03/15: 367.947m3
    01/04/15 - 30/06/15: 109.398m3
    01/01/15 - 14/11/15: 478.851m3

    The water pressure in the house is terrible. From my little knowledge of water I think the above is extremely high. I am not 100% sure if house was vacant, I only seen it in November. Even would people use this much water?

    I have had a survey done on house and nothing came up on that about potential water leaks. There is damp etc but that is all from house been vacant.

    Anyone have any experience of the First Fix Scheme? Do Irish Water just land in and start digging till the find the leak or do they have a machine to pin point where the leak is?

    Is it possible that the wrong meter is being billed to that house, in rural settings common problem.

    Survey would never find potential water leaks...

    Is that July to Nov?

    That bill is from Jan to Nov of last year. There was no up to date bill.

    No idea if wrong address/meter wrong

    01/04/15 - 30/06/15: 109.398m3
    01/01/15 - 14/11/15: 478.851m3

    Implies that minus 1.506 m3 was used from 1/7/15 to 14/11/15
    so was the house occupied up to end April 15 based on c 100m3 a month which is enough for 22 people at 150 litres prepay so leak yes, consistent with low water pressure, unless its a cannabis grow house or similar.

    Is the floor concrete or suspended timer floor in house.

    If u get access to the house, turn off the stop cock under the sink and then read meter as suggested here

    No idea on the numbers, I am not at property so was just reading what the bills said. Never noticed it worked out minus

    Floors are concrete. No idea if leak was fixed or not. There was no bill for 2016.

    The water is running in house but the pressure if awful. Even on the main kitchen tap it is terrible

    I was looking to see what Irish Water actually would do? do they just start digging till they find the leak?

    Irish water send out an investigation team to pin point the leak and then a repair team to fix it. They use equipment to locate the leak. Had a leak repaired the other day myself. Have to say I was well impressed with the service and repair, and it was free.

    I guess they dont make a big hole in driveway?

    Sorry predictive text. They use equipment to locate the leak.

    They dug a 3 foot by 1 foot hole to fix the leak. Luckily for me, I don't have tarmac on my drive just yet. Afterwards they filled it back in, compacted it and took away the larger bits of debris.

    Ok, done a bit of a test. I tried to turn off the water at stop cock but there is problem with it and it won't completely turn off the water. Just reduces it to trickle....

    Turned off water and left from Thursday at 2 till today at 4. The meter went from 534834 to 534855

    Would this suggest a leak? I am insure because I can't fully turn off the water. I have logged call with Irish Water and waiting for them to come out...
