Benchmark cost for Rewire of 2 Bed Terraced House

    Hi Guys,

    We've just gone sale agreed on a 2 bed terraced house that needs a fair bit of work done, so I'm getting ideas of costs. Phoning around looking for quotes, but would like to see what the Boards guys would expect cost to be. Spec as below:

    Walls do not need to be finished as we are having the walls re-plastered as part of renovations.

    1st fix for alarm & fire alarm system

    Living room: 4 Double Sockets, 1 Ceiling light. (2 of sockets will need chasing)

    Kitchen: 6 Doubles (4 chased). No oven circuit (gas oven), 1 ceiling light, hob extractor fan (single socket perhaps?)

    Need to leave wiring for extension to be built next summer for sockets + lights + outside light

    Under Stairs: Boiler & heating controls circuit - having boiler installed after sparks is in.

    Bedroom 1: 3 Double sockets, no chasing, 1 Ceiling light + switch (no chase)
    Bedroom 2: 2 Double sockets, no chasing, 1 Ceiling light + switch (no chase)
    Upstairs Bathroom: 1 Ceiling light + switch (no chase), Extractor fan, Electric Shower

    Hallway: 2x Ceiling lights & 3 way light switches upstairs and down, no chasing

    No fancy fittings. When we build extension will add some down-lighters and additional sockets, depending on final design.

    Seems to be a lot of variability looking at threads if there isn't enough detail so please advise if I've left anything out.
