How to know if new estate will be FTTH (1000MB)or FTTC (100MB) enabled?

    A new house I'm considering is not Virgin cable enabled, so looks like fibre if I would to retain decent broadband speeds.

    I've confirmed on Eir website that there are two live fibre enabled cabinets local to estate, both <250m away (one for residential, other presumably for industrial estate containing an An Post Centre).

    As a new build house, is there any way to know what cabling that would have been laid in the estate i.e. is there a standard that a developer must follow (i.e. fibre) or is it at discretion of the developer (so could be copper)?
