procedures for building on a site

    Hi. We are hoping to build on a site gifted to me by my parents. I just want to know the different procedures for making sure the site s suitable. I will have no mains connections for water or waste so county council said I have to get site accessor to carry out work.i have been in touch with one and he said a simple test before I waste money is to dig a hole and see if there is much water. When I emailed him the pictures he said it's a little sticky but should be fine. So I know he has to come out to do the test for percolation system but what else have I to get tested. Someone mentioned soil levels or something. And rough costs if possible thanks

    You will need someone with a digger to dig a few holes and fill them in afterwards and the assessor will need to do a site suitability report. I think it cost me about €1K all but it will depend on who you get to do the work. It more than paid for itself for me as when we were putting in the insulation we gave the engineer we used a call and he drew up a plan and specifications for the full system overnight for a small fee.

    Do you meet the needs criteria for the site in question?
    Even if all the technical tests are passed, a planning application may be fruitless if you cant pass the needs assessment.

    I presume it he means, living or working locally. Also if your parents have medical needs thus they could benefit having family nearby.

    Not everyone is entitled to planning permission on every site - some development plans limit planning permission in certain under pressure areas to people with a specific need - i.e. a farmer's son who is taking over the farm, etc.

    Even besides this - not all sites will get planning permission at all. As a completely unlikely example you won't get planning permission to have a house built with its driveway accessing directly onto a roundabout regardless of who you are - like I said everyone would realise this but your "site" may not be suitable for construction or achieving planning permission at all.

    With all this in mind your best bet is to get advice from a professional. A local architect, engineer or technician who designs, plans and inspects houses in the area. Ask him/her for advice on whether you would be likely to get planning permission to build, whether building would be possible and if so what steps to take in which order to minimise your exposure in terms of costs. Obviously you will pay this person for their services. But it could save you a lot of wasted money in the long run.

    Sometimes it's the poets that are best qualified to help ;)

    OP. My first port of call would be to engage a local professional and agree some sort of preliminary cost to look into what is required and if you will qualify.

    Arrange a pre planning meeting with the council. If ok there, hire someone to do up house design, on site arrangements etc.

    Be prepared before you go to a preplanning meeting. Have your home work done. I would say have a meeting with one of the elected councillors for your area. They really know the lie of the land, what's expected etc.
    I have always found them very helpful and obliging.
