Finding a builder

    Hi there,

    I've been on the search for a builder for a renovation job and finding them very unreliable in terms of getting back to me after quoting etc. Advice to date has been that it's a good sign if they're busy.

    Now I've had a guy out to quote who got back to me within 24 hours and is very keen to start. Am I being ridiculous now to worry that he's not busy. He was a recommendation from "a friend of a friend of a friend" so I don't know this person and therefore don't know their standards. He was also very keen to talk me out of applying for the HRI scheme saying he just wouldn't charge me the VAT in the first place. Other than that he seemed to know his stuff.

    What would be the norm in terms of getting a feel for the quality of their work?

    My advice would be to seek out a builder who's tax compliant, insured and willing to do the vat back scheme. If he's busy that's fine, a good builder should be able to give you the month he can start and will finish your Reno. A good set of drawings/spec or simply a clear scope document will help both parties.

    I would also seek proof of Employer & Public Liability Insurance and Tax Clearance Certificate.

    PS be wary of anyone suggesting not to apply for HRI benefits.
