Development contribution query

    Hi all, the previous owners of my house put in an extension of around 18m2. I am now looking to do a separate extension around 18m2 and convert our 9m2 garage.

    I am aware that i would need planning as I would be over exempted development limits.

    My query is, would we also have to pay a development contribution? Or is the garage, while counted toward the 40m2 limit, not considered development that would require a contribution?

    If I do have to pay a contribution based on approx 5m2 then what could I expect to pay? My house is in an urban area.

    Each planning authority has their own development contribution scheme and they are not all the same. The best first step to take would be to go to the website of the planning authority's website and download a copy of the adopted development contribution scheme. This document sets out how the scheme is applied.

    Type in 'development contributions & (council name)'

    They will be based on the m2 over and above the exempted 40m2

    Most likely have to pay contributions for 5m2 (that's what's above the exempted 40).

    In Dublin it's €86 per square meter.

    Hi all,

    I just came across this thread and am in the same boat.

    I am doing an extension to the rear of the house, which needed planning permission, and discovered today that we also need to pay dun laoghaire rathdown county council development contributions (see breakdown below). The house is a 3 bed semi.


    Does anyone know if there is any way or if there has been precedence of these being waived recently, as I thought this was being tabled by the government? Also not really sure after paying property tax, why a standard extension to the rear of a 3 bed semi detached home requires so much contributions towards public road and parks ?

    €89 - provision of surface water public infrastructure and facilities

    €2,053 - provision of the roads infrastructure and facilities

    €1,131 - provision of community parks public infrastructure and facilities

    There is a waiver for new houses and it possibly includes extensions but don't take that as gospel. If I get a chance I'll look up the wording and post again later today. In the meantime someone else might be able to confirm.
